Located in West Newport our oceanfront lower level home has a private Patio on the sand in one of Newport's most desirable areas. Enjoy the ocean views and our living space which is situated with 2 bedrooms and 1 bathroom.

Bedroom 1: - (1) Queen Bed
Upstairs the master suite features its own private balcony and en suite bathroom with a generous vanity, walk-in shower, and gorgeous natural light.

Bedroom 2: (1) Bunk Bed with (2) Twin Beds

Our home also includes Washer & Dryer in unit, and outdoor shower, boogie boards, and beach chairs.

For those of you looking to enjoy a QUIET Vacation you have found the right place.

West Newport is (in our opinion) the best locations to live/rent in Newport Beach. With the bike path located in the street (Unlike on the oceanfront in other areas) there is nothing to obstruct your view directly from the living room to the ocean! West Newport (52nd to 74th) is home to many long term residents spending time enjoying the beach without all of the hustle and bustle of the Pier/Tourist Areas. Inclusive of the West Newport Park you will find everything from children's Jungle Gyms, Racketball, Pickle Ball, Tennis, Volleyball, and basketball courts.

Although you may be looking for a quiet getaway, the action is never more than a Walk/Bike Ride away. (2-15 Minutes by Bike) 20+ Restaurants, Bars, Coffee Shops, Surfboard/Bike rental shops, Grocery Store, Duffy Boat Rentals, Newport Pier etc. (15-30 Minutes by Bike) Balboa Pier, Balboa Fun Zone, Balboa Island, Boat Docks (The Catalina Express, Whale Watching Tours, and Sailing Adventures) Huntington Beach Pier/Pacific City, and much more!

IMPORTANT HOME NOTES:

- Must be 30+ Years Old to Rent
- City of Newport Beach Quiet Hours 10 pm - 7 am.
- No Patio Access after 10 pm
- Please review house rules regarding noise, day/nighttime occupancy, etc.
- Noise from surrounding homes, adjacent units, and beachgoers should be expected.
- Portable freestanding 12,000 BTU AC units are available to rent at a fixed rate of $399 each for up to 7 nights. Max 3 units per house.
- High Chair & Pack n' Play must be requested 48 hours prior to your stay and are provided pending availability.
- You are provided 2 Parking Spots in the two-car garage. Mid-Sized SUVs and compact cars are recommended.
- Fire-pit must not be left unattended while ignited for any reason

- Upon completion of reservation tenants will be required to comply with the HOUSE RULES (including additional rules) outlined in our online Advertisement. Please review before submitting your booking.

-Tenants will be held responsible for any/all penalties and fines incurred during their stay and loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit.

- Upon arrival, the guest agrees to be greeted by a staff member to verify identification matching the primary reservation holder. The primary reservation holder must be present throughout the reservation. Any exceptions must be approved in writing by Tower 17 Properties & Management.

- Guests submitting a reservation the same day as their arrival date are advised to message Tower 17 Properties before submitting their request. Same-day reservations may be required to accept a later-than-advertised arrival time of 5 pm to ensure our cleaning and inspection process is completed.

- Guests arriving or departing before or after designated arrival and departure times without written consent from Tower 17 Properties and Management will be charged a $299 fee and applicable taxes. Guests departing after 1 pm will be charged for the additional nightly rate as advertised. Suppose an unapproved late departure impacts the arrival of an incoming guest. In that case, the departing reservation is subject to penalties and fines including but not limited to the refund of the incoming reservation.
