When you enter our home you are greeted by a cathedral-ceiling great room with lots of comfortable seating and floor-to-ceiling windows framing panoramic views of the Beach, Ocean, Sky, and Catalina island in the distance. Our home is also equipped with a Giant front deck that has everything you need to keep it fun and easy, including sunbathing chairs, a fire pit, a barbecue, and an outdoor dining table for six. There is a fully equipped kitchen where you can easily cook meals and snacks for your family and/or friends. Just add the food and have fun together.

IMPORTANT HOME NOTES:
- The jacuzzi tub in the master bathroom is currently non-functional, but it still serves as a spacious and relaxing tub for a peaceful soak.
- Must be 30+ Years Old to Rent
-Please review house rules regarding Noise, Day/Nighttime Occupancy, etc.
- This advertisement is for  (1) Single-family oceanfront home Stairs are required to access the property.
- Noise from other units, neighboring homes, and beachgoers should be expected.
-There is no Air conditioning on the Property. However, Portable freestanding 12,000 BTU AC units are available to rent at a rate of $399/each plus applicable taxes for up to 7 nights. (Max 1 per unit)
-High Chair and/or Pack n' Play must be requested more than 24 hours before your arrival.

PARKING NOTES
Parking is available for 3 vehicles. 1 Inside the Garage and 2 on the Driveway. Additional vehicles can be parked in approved areas near the front guard gate. No additional parking is permitted in our community especially in front of our neighbor's homes or in their paid-for parking spaces across the street. 

- Upon completion of reservation tenants will be required to comply with the HOUSE RULES (including additional rules) outlined in our online Advertisement. Please review prior to submitting your booking.

-Tenants will be held responsible for any/all penalties and fines incurred during their stay as well as loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit.

- Upon arrival, the guest agrees to be greeted by a staff member to verify identification matching the primary reservation holder. The primary reservation holder must be present throughout the reservation. Any exceptions must be approved in writing by Tower 17 Properties & Management.

- Guests submitting a reservation the same day as their arrival date are advised to message Tower 17 Properties prior to submitting their request. Same-day reservations may be required to accept a later-than-advertised arrival time of 5 pm to ensure the completion of our cleaning and inspection process.

- Guests arriving or departing before or after designated arrival and departure times without written consent from Tower 17 Properties and Management will be charged a $299 fee and applicable taxes. Guests departing after 1 pm will be charged for the additional nightly rate as advertised. If an unapproved late departure impacts the arrival of an incoming guest, the departing reservation is subject to penalties and fines including but not limited to the refund of the incoming reservation.

PLEASE READ THE RULES BELOW AS THE CITY IS VERY STRICT ON THE ENFORCEMENT OF PARKING, NOISE, AND OCCUPANCY FOR LICENSED VACATION RENTALS. THE CITY EMPLOYS A 24/7 COMPLIANCE TEAM AND HOTLINE FOR THE COMMUNITY TO ENFORCE THE GOOD NEIGHBOR POLICY POSTED IN ALL VACATION RENTALS IN NEWPORT BEACH. ANY VIOLATION (YES EVEN PARKING) WILL RESULT IN AUTOMATIC EVICTION.

OCCUPANCY
- Overnight Occupancy: 10 people. (after 9 pm) ***
- Daytime Occupancy may not exceed 10 people without written consent.

NOISE
- City of Newport Beach Quiet Hours 9 pm - 7 am. (Tenants must comply with Newport Beach Municipal Code Section 10.26.015 pertaining to acceptable Decibel Levels, 55 DBA (7 am-9 pm) and 50 DBA (9 pm - 7am)
- Amplified Music is not Permitted. Music may not be heard at the property lines at any time of the day (that includes music coming from inside the home). If neighbors can hear music, you are in violation of the City Ordinance.

PARKING
- You are assigned parking for 1 car on the LEFT side of the right garage. Please do not park on the right side, as this space is reserved for the neighboring unit. (Be sure to leave room next to your car for the neighbor to park.) Additional street parking is available on a first-come, first-serve basis. 
- No Parking in the Alley  Parking is a very serious violation in Newport Beach for Vacation Rentals. You will receive a parking Ticket ($87+) a ($1,000) City Fine, and Tower 17 Properties will be forced to Evict.

PETS
- This property does not allow pets of any kind but will accommodate service animals. If a pet is brought to the property without notification, a charge of $499 plus tax and applicable fees will be charged to your reservation.
